Brentwood Home Sales February 2010

The Brentwood Real Estate Market saw fewer closed home sales in February, with 56 closed single family homes, down from 70 in January, and well below the 90 sales in the same month last year. The average sales price for Brentwood was $294,000 in February, down from $311,000 in January and $340,000 in February of ’09. However, the average price per square foot in Brentwood was $126 in February, compared to $128 a year ago.

The average days on market for the closed sales was 33 days in February, up from 27 days for January sales, but significantly less than the 45 days from closed sales a year ago. On average, Brentwood homes sold for 100% of their asking price in February, compared to 103% of asking in January, and 99% of asking on average last year.

Inventory of Brentwood homes for sale is still way down, with 161 homes on the market in February, similar to the 165 on the market in January, but well below the 358 homes we had on the market in February of ’09.
