Brentwood Home Sales April 2010

The Brentwood Real Estate Market was basically flat in April with no appreciable increase in sales and even fewer homes available for sale. There were 87 closed sales of single family homes in Bretnwood in April, up from 82 in March, but still well below the 115 sales in the same month last year. The average sales price for homes in Brentwood was $313,000 in April, down from $333,000 in March but up from $294,000 in April of ‘09. The average price per square foot in Brentwood was $133 in April, compared to $126 a year ago.

The average days on market for the closed sales was 33 days in April, in line with the 36 days for March sales, but significantly less than the 76 days from closed sales a year ago. On average, Brentwood homes sold for 100% of their asking price in April, the same as last month, up from 94% of asking prices in April 2009.

Inventory of homes for sale in Brentwood is still very low, down to 167 homes on the market in April, compared to 181 homes on the market in March, but well below the 224 homes we had on the market in April of ‘09.
