Brentwood Real Estate Market Update June, 2010

The number of homes for sale in Brentwood is on the rise again, as overall activity slows in a market still dominated by short sales and foreclosures. There were 84 closed sales of single family homes in Bretnwood in June, down from 91 in May, and even below the 93 sales in the same month last year. The average sales price for homes in Brentwood was $326,000 in June, right in the middle of the range between $296,000 and $333,000 where it has been for the past year. The average price per square foot in Brentwood was $130 in June down from the March high of $140.

The average days on market for homes for sale in Brentwood was 38 days inJune , in line with the 37 days for May sales, but significantly less than the 57 days for closed sales a year ago. On average, Brentwood homes sold for 99% of their asking price in June, the same as last month, up from 97% of asking prices in June 2009.

Inventory of Brentwood Real Estate for sale is still very low, but has climbed to 201 homes on the market in June, compared to 167 homes on the market back in April, and in-line with the 199 houses for sale in Brentwood last year inĀ  June.
