Deer Ridge in Brentwood is seeing good levels of activity, given the overall state of the real estate market in Brentwood. Deer Ridge, the golf course community on the south side of Balfour Road on the west end of town, has proven to be one of the most desirable neighborhoods in Brentwood.
There are currently only 7 homes for sale in the neighborhood, with an average list price of $390,228. Of the seven, five listings are potential short sales, one is an investor “flip” and one is bank-owned (REO). The highest list price in Deer Ridge among active listings is $596,900. The lowest is at $249,900.
There are 38 Pending Sales in Deer Ridge, with an average list price of $376,500. Only six of the 38 pending sales are not short sales. The highest list price among pending sales is $589,900. The lowest is at $199,000.
There were 9 Closed Sales in Deer Ridge in April 2010. The average sales price for homes in the neighborhood was $410,000, with the highest sale at $536,000 and the lowest was at $225,000. Four of the Nine sold listings were short sales.
