Discovery Bay Home Sales April 2010

Home sales slowed in Discovery Bay in April, with more listings coming to market and fewer properties selling than the previous month. Foreclosures and short sales continue to dominate the market in Discovery Bay, however values did rise in April, reaching almost the highest average price per-square-foot in the past couple of years.

We saw an increase from 76 to 85 homes for sale in Discovery Bay for the month, but closed sales were down from 34 to 32 units. The number of pending sales also declined slightly from 59 to 52 homes. The average sales price for Discovery Bay was up to $347,000 in April, compared to $299,000 in March and $325,000 in April of ‘09. The average price per square foot in Discovery Bay was $160 in April, compared to $121 a year ago.

The average days on market for the closed sales was 51 days in April, up from just 19 days for March sales, but significantly less than the 99 days for closed sales a year ago. On average, Discovery Bay homes sold for 89% of their asking price in April.
