he Garin Ranch neighborhood in Brentwood is one of the area’s really under-appreciated locations. Situated in the Southeast corner of town, this quaint neighborhood features a tree-lined parkway, a variety of desirable floor plans, and cul-de-sac streets all within walking distance of 12 years of excellent Brentwood schools, Brentwood’s City Park, and the newly renovated Downtown Brentwood shopping and dining district.
There are currently 20 Active homes for sale in Garin Ranch, with an average list price of $283,500. The highest list price in the neighborhood among active listings is $375,000 for a 5 Bedroom, 3282sqft short sale listing on Craig Court. The lowest asking price is at $209,000 for a 3 bedroom home on Crockett Drive that has been on the market for 124 days.
There are 40 Pending homes for sale in Garin Ranch, with an average list price of $261,000 and an average market time of 22 days on the market. The highest list price among pending sales is $349,000. The lowest is at $199,000. Potential Short Sales make up 26 of the 40 pending sales in the neighborhood, more than 60% of the market.
There have been only 7 Closed Sales in Garin Ranch since July 1, 2010 (the past 40 days). The average sales price for homes in the this part of Brentwood was $256,000 with the highest sale at $295,000 (846 Shasta Daisy Drive, a bank-owned/REO listing) and the lowest was at $230,000 (a short sale, 3BR, 2.5BA, 1804sqft on Oxford Lane).
